Bellcourt Homes is a Mumbai-based cross-border property advisory. We help resident Indian investors navigate the purchase of residential property in London, working alongside a London-based partner who manages developer relationships, property walkthroughs, and solicitor coordination.

What we do — and don't do

Bellcourt Homes facilitates introductions between property buyers and UK developers/solicitors. We do not provide investment, legal, or tax advice, and nothing on this site or communicated to you by our team should be treated as such. Any figures, yields, pricing, or projections shown on this site are illustrative and sourced from developer materials or general market data — they are not guarantees. Please consult a qualified Chartered Accountant and a UK-qualified solicitor before making any investment decision.

Eligibility

Our advisory service is currently designed for resident Indian investors purchasing under the Liberalised Remittance Scheme (LRS). If you are an NRI, OCI, or otherwise not a resident Indian for FEMA purposes, please let us know — the funding pathway and regulatory guidance differ, and we want to make sure you get accurate information for your situation.

Accuracy of information

We take reasonable care to keep property details, pricing, and completion timelines current, but developer pricing, availability, and specifications can change without notice and are ultimately confirmed only through the developer and your solicitor at the time of transaction. We are not liable for changes made by third-party developers after publication on this site.

No guarantee of outcome

Property investment carries inherent risk, including currency movement, market conditions, and changes in regulation (LRS/FEMA/TCS rules, UK tax and SDLT surcharges, etc.). Nothing on this site guarantees a particular yield, capital return, or purchase outcome.
